The Design and Build Process
We wanted to embrace the path of modernity and simplify a long and often difficult process. “Design and build” is the concept under which we bring bold ideas and warm homes to life — faster, with higher quality, and with less stress for the client. This approach streamlines the entire process by ensuring that all the necessary infrastructure is in place from the very beginning.
The process can be broken down into several phases. We’ve chosen to describe our method in four key stages:
1. Pre-Construction Phase
The pre-construction phase is essential and begins with the client’s vision and intent. At this stage, we clarify their expectations, objectives, overall vision, financial realities, and current and future needs based on the type of project.
Our architects and engineers begin by evaluating architectural possibilities and structural systems. The design team collects critical information that defines the project’s key parameters — including legal compliance, zoning requirements, topography, climate characteristics, and local natural resources.
Once we have the concept note, the design brief, and all the essential data, we can move forward to the second phase. Our project team becomes the client’s partner, ensuring goals are met within the proposed budget and timeline. Once the project’s purpose is clearly established, creative solutions begin to emerge.
2. Design Phase
Whether it’s a new build or the renovation of an existing space, this phase must be approached with professionalism and care.
Once we have a solid understanding of the client’s needs, project timeline, budget, and architectural and technological requirements, our in-house design team begins the creative process. All key players work under one roof to develop a solution that balances every need. Architects, engineers, key subcontractors, and suppliers come together to create a team that delivers greater efficiency and cost-effectiveness.
By the end of this stage, the client will have a clear vision of the project, all necessary permits, and the final building authorization.
3. Construction Phase
The construction phase begins only after the project has received full authorization and proceeds strictly according to approved plans.
We continue to work closely with the design team from the previous phase. Our efficient structure ensures we are fully prepared to deliver a project that performs well in terms of both cost and timeline. From project managers to materials suppliers, every element is under our coordination. The entire process is faster and operates under a single point of accountability.
This phase concludes when the long-awaited construction is fully functional, finished, cleaned, and ready for you to move in.
4. Post-Construction Phase
Once the new build or renovation is complete, our team also manages the post-construction and warranty phase. This includes providing the client with essential documentation (the technical manual), practical user training, and facilities management teams. The project handover is formally completed. We remain available throughout the warranty period to support the client.
